I have never used them personally - I have sold a house where the buyer used them. They are a very large company and I always thought that spoke for itself. In my personal experience (might have just been the individual and not representative of the company), they did not get up on the roof, they did not get into the crawl space, and they missed a handful of minor but worthy issues I would have noted inside the house. They seemed to wow the buyer (first time buyer) with a fancy IPAD app and printout report. I think they did a good job of relaying the issues they did find to the buyer.

@Ty Vanatta We have a monthly OKC investor lunch meetup on the fourth Tuesday of the month. There is also a happy hour on the 2nd Tuesday of every month. Follow @Paul Choate or @JJ Gritts for updates. The lunch usually has 10-15 people, and I think the happy hour averages a few more.

Thought I'd post this before I forget but I'd be curious to hear how each of us analyze a deal during lunch tomorrow. Seems like we have a pretty diverse group in terms of property price point and desired finishes - what sort of metrics or allowances are you making when evaluating a deal? Specifically, what vacancy, maintenance and capex percentages do you account for (if any)? I've seen this a lot but never targeted to just OKC and surrounding areas.

I use John Davis with Big John Home Inspections - he's very thorough (on the roof, in the attic, in the crawlspace). Whoever you use, make sure they are getting up on top and underneath (if applicable) the house you are purchasing.

I'd recommend Integrity Oklahoma. Great flat percentage rate and very knowledgeable about all areas of the OKC metro. My experience is that a lot of property managers know certain parts of town, but not the overall picture. @Rhett Tullis is fairly active on here, and the principal behind Integrity.

I would also recommend Lisa Kalman with Chicago Title - Gaillardia. She does a great job with double closings.

Welcome @Josh Sword. I'd recommend checking out other OKC meetups as well. There is a lunch every 4th Tuesday of the month hosted by @Paul Choate, and a happy hour every 2nd Tuesday of the month hosted by @JJ Gritts. They will post the locations so set up a keyword search or follow them. Good luck!
