@Jaime Brame Do you know the current title situation? That is, do you know who the life tenant is, and who the remainderman or remaindermen is/are? I'm assuming the life tenant is deceased.  A lot depends on the date of death.

I use John Davis from Big John Home Inspections - he's phenomenal. Up on the roof, under the house, throughout the attic. Very reasonably priced as well. I use him on all our houses.

@Shaun Peterson Sorry, I'm a little late to the party. One thing to watch for on new construction down there East of Lottie is the OCURA (Oklahoma City Urban Renewal Authority). They are selling lots in JFK, and they have restrictions on what type of home to build. They have nixed modern on a lot of lots. Looking for craftsman bungalows to keep the area tied back to its original builds. The price points on the lots are attractive though, so worth taking a look.

I wouldn't be able to tell you if its the best or not, but I stumbled on Daryl's Appliance on SE 44th and I-35, and was pleased with the prices. They are used, but in good shape. Rental HQ on SW 59th usually has a decent selection of fridges. I'd call ahead to see if they have a stove.

All that being said, I usually buy off Craigslist. Too many people getting rid of almost-brand new appliances because they want slate or stainless.

I second @Jeff Filali on that. Also, I do think your idea of hitting up local investor meetings is a good idea. Try the BP meet ups on the 2nd and 4th Tuesdays of the month. You may want to reach out to @Rhett Tullis regarding property management and his contacts for investors in the area. Feel free to send me the details too. I may be interested, and may know a few investors who might be interested.

From my perspective, Edmond seemed to suffer more than others from the falling oil prices in 2015. I have homes in both OKC and Edmond, and our Edmond property values and rent prices dropped or stagnated more so than Oklahoma City. So the charts might not be completely worthless. They probably do accurately reflect the price conditions.

I'm not as familiar with Yukon but in my experience, the extra bedroom is always a desire over a garage.

I use Arvest and BancFirst currently. I've heard good things about First Enterprise, too.

I have always used John Davis with Big John Home Inspections. He is thorough as well, and reasonably priced.
