I have a hedge fund actively seeking JV partnerships in Primary and Secondary Markets in the US. Must have experience in commercial Real estate. Projects must exceed 2M, 20% IRR or better preferred. Terms are flexible. The program is designed for active developers looking to scale up their project size.

For example on a 100M project, financing gives 70% LTV. The hedge fund will partner up to 80% of the cash needed to move into the loan. The investor must have 20% incurred monetary risk.

In this example, Fund brings 24M, investor brings 6M + closing cost share. In exchange for 80/20 profit split.

Hey Alison!

From experience, it doesn't matter too much where you choose to target. The key to wholesaling is finding inventory. My suggestion is to find out what sort of motivated sellers are in the area and start putting out marketing. If you can create a spread and find a good deal, selling or unloading should be no problem.
