Hello!

I have a hedge fund actively seeking placements in Primary and Secondary Markets in the US. Must have experience in commercial Real estate. Projects must exceed 2M, 20% IRR or better preferred. Terms are flexible. The program is designed for active developers looking to scale up their project size. Must commit to 20% equity in the project, profit share is based on how much of your own capital you invest.

For example on a 100M project, financing gives 70% LTV. The hedge fund will partner up to 80% of the cash needed to move into the loan. The investor must have 20% skin in the project.

In this example, Fund brings 24M, investor brings 6M + closing cost share. In exchange for 80/20 profit split.
