@Charles McCabe 1-4 units is only residential if it does not have an office component. 1-4 + 1 office is considered mixed use COMMERCIAL.

I'm a lender myself, your best bet is to show strong cash reserves if your fico is weak. We typically want to see 600 or better. However, if your income is low and you don't have experience. Try and find a credit partner who has what you need. There are creative ways to get started. You just need to grow your network to make it happen.

I'm a hard money lender and typically as long as you can show strong reserves income rarely matters. For investor non owner occupant loans they mainly look at the deal, the cash reserves. Most REI investors don't have a W2 income.

Unless you're going to a bank or wanting to do conventional stuff you're fluctuation in income really doesn't matter.
