@Al Ghindal My partner and I have banking and investment backgrounds. We are always assisting developers with memorandums and prospectuses. We also help with locating equity partners for projects and debt financing if the project exceeds 2M and can return over 15% IRR. Currently I have hedge fund and private equity contacts that would be interested in being the limited partner if you manage the project. Would love to hear more about what you are looking to do and seeing if we can help get your project off the ground.

Most lenders are going to want to see 25-30% down for Commercial Properties. With 40k you can potentially get into a SFR project.

@Matt Heath try and look for a residential acquisition from a local wholesaler. You can use a hard money loan to finance the purchase / rehab costs to create some value on the back end. 

If you are looking to scale up, try finding some partners that can help you cover some of the costs and reduce the risk.

Dear Commercial Real Estate Investors!

I have a hedge fund actively seeking JV partnerships in Primary and Secondary Markets in the US. Projects must exceed 2M, 15% IRR or better preferred. Terms are flexible. The program is designed for active developers looking to scale up their project size.

For example on a 100M project, financing gives 70% LTV. The hedge fund will partner up to 80% of the cash needed to move into the loan. The investor must have 20% incurred monetary risk.

In this example, Fund brings 24M, investor brings 6M + closing cost share. In exchange for 80/20 profit split.
