My suggestion would be to talk with a local bank for a cash out refinance. FIgure out what your monthly payment would be and how much you would be getting back. Next line up financing for the long term senior debt for your investment property. Know what your expected monthly payment will be and make sure your rents will cover that. 

You can increase your returns by bying below market value and performing some rehabs in each unit. This will also allow you to take out some cash on the value created when you refinance out of the construction loan. 

example:

Buy for 100k 

Rehab:50k

ARV: 250k

75% LTV

187.5k Out when you refi. 

You profit: 37.5K + Monthly cashflow

@Tyler C. 75k is more than enough for your first investment. Just make sure the funds in the trust are able to be vested on your behalf. My suggestion would be to figure out which sort of investing you are most eager to get into. Perhaps a personal residence with some friends to take advantage of FHA products with 3.5%down and low rates. figuring out your gameplan early and which path you'd like to take will ultimately help you narrow down acquisition choices and who to add to your team.

@Luis Gonzalez Typical hard money terms for residential investments. 75% of purchase, 100% Rehab + closing costs. 12 month loan. interest only. 10-14% annualized. No prepay.

100k purchase, 50k rehab. 

25k down

Total loan amount: 135k

12% rate

monthly payment: $1,350

Conservatively I would always use 25% down if they ask you for less it ends up being a bonus.

Unless this is an A+ market you are overpaying for the property. A few questions, what is the sqft, bed bath count of each unit? Given the rent price would say the location or building is dodgy. Try and locate a motivated seller, You'll surely get a much better deal. Always inspect, if they won't let you in and you are not getting a dirt cheap deal almost any major repair could ruin your investment.
