Well @Bradley Smotherman I started reading this post and admired the spirit amd faith that you had to jump in so hugely. I thought this guy knows what hes doing hes going to be hugely successful! However your one update left me concerned and as I read on there were no more updates despite people asking for them. I am left assuming that this experiment was a total loss. This is disheartening because I have been wanting to start a mail campaign of my own. Please let us know what happened.

@Jeremy Garcia I think and feel that in the case of your family and friends you have to lead by example, Show them how you can be successful and build trust. Identify a project or perspective property and know it inside and out top to bottom before you bring it up. Ask them if they may be interested in investing, know the gains and security vs the stock market or bank where there money most likely is. 

With others its going to be all about the risk vs reward. They are going to want you to be invested personally and see and have a well thought out plan to make money. If you have some sort of track record to show this will be helpful as well.

@Jeremy Garcia and everyone else. Great Thread! I too have many of the same aspirations and goals. I am 32, own my own real estate brokerage and have several single family rentals around the Santa Fe area. All of which cash flow at least a couple hundred a month on top of expenses. This was the most important factor for me when buying them. My plan is to try and buy at least one rental with cash flow a year for the next 10 to 15 years. This was my beginning strategy of investment and the current as well although I feel it will evolve and morph as I invest through the years. @Marc C. I know the city government just axed a plan for some multi family down town. The politics seem to be quite turbulent in SF for development especially any thing of a large portion.  I think a 20 unit could be pulled off though. If you have neighbors that don't want it, be very wary I have seen many a well thought out plans and developments fall at the city or county due to protest of the neighbors.
