I was recently contacted by a gentleman that claims to buy in bulk. He sent me two properties in my area that had just come off market and off auction. I put in an offer on both. One I was told we missed the deadline. The other I was told that due to my offer strength about 70% of value that I have a 25% chance of the offer going through. I'm still trying to figure out what this guy is acctually doing. I'll let you know if i get a property out of this. I'm supposed to get the new list of pool properties this week.

Hi James

I am a huge believer in wealth through real estate, I wouldn't turn down free money though. Put in the 4%, take what ever else you can afford and get your feet wet in investing in what ever way you see fit. After you have some investing under your belt at that point you can evaluate whether continuing to build the 401k is the highest and best use for your money. Its always best to be diversified anyway.

Hi it sounds like this property may be in Las Vegas NM or Villa Nueva since Glorieta is half way there. Either way those areas are very rural and somewhat depressed. I am a local Realtor if you want to send me a message with the address I may be able to find some properties that have sold recently in the are to give you an Idea of actual value.

Hello Chad. I am a local agent and actually sell a lot of homes and investment properties to people from out of state. The returns that they receive here are a lot better then their perspective markets. In fact they do so well they go back home and they recommend me to all their friends. I've sold multiple properties to one group of friends over the last couple years and I still get calls from them once or so a week. These people are fairly educated and resourceful investors. They do very well and I feel that you probably could do well also, it just takes a little bit of time to get to know the market. You should be fine if you move here and immerse yourself. Give me a call when you're around I'd love to grab lunch or a coffee and hear about your success stories.

Here in New Mexico ownership of the llc is completely annomynous. The only public info on the Llc is the registered agent. As long as you have your lawyer or a company act as the registered agent no one would be able to connect you in any way.

Hi Kenos. I am a Realtor. I also own my own brokerage, this allows me much more flexibility on how I get paid. If the Realtor you are working with works for a larger company and depending on how the deal is structured they may be contractually obligated to their company and MLS to charge certain amounts. That being said all commissions are negotiable and if you can bring value to the relationship you should be able to negotiate a pretty good deal. My suggestion if the realtor your working with is part of a big box store see what they are willing to offer and then also talk with an independent.

Hi Jim I am local to the Santa Fe area and have an investment rental property in town. I just did a small rehab to the property and rented it back out last week. The demand right now is huge I deleted all my ads and am still getting calls 5 days later of people trying to leave a deposit. I know may reliable people in town as I was born and raised here.
