Hello Gary the issue you would run into would be with the county here in Santa Fe. They released a new land use plan and are giving everyone a hard time ab out anything that would be forward progress. That being said I think it would work if the zoning were correct. You can find the land use code on the county website.

I would go with a property manager simply for fact that there would be one more level of accountability. I've had contractors and electricians and plumbers bill like crazy when they thought no one was there to watch. Your house is a nice house and should fetch a decent rent. If you can afford to have a licensed property manager that would be able to best look after your interest and make sure your home is taken care of then that is the way to go. I would avoid the large companies that have 100's of units as a home of quality like yours would need more attention. I looked your home up on the MLS by the way. Looks nice. You have to have the funds available and usually wire them within 24 hrs of auction.

Best title for investors is Steve Rieman at Santa Fe Title co. Hes the only one ive found that understands every out of the box question I throw at him.

Why do you need an attorney? Eviction process is pretty simple?

@Petr Anisimov If your the buyer try to go for a deed of trust or mortgage vs an REC. Difference is that for the prior two owner will need judicial foreclosure vs just a demand letter with an REC in order to take the property back. Give a call if you have questions id be happy to help. Your realtor is asking you questions instead of the opposite? Its all really simple. With the right people involved no one should have to hire attorneys.

 The county still has the property under the owner prior to the foreclosure.
