As far as the appraisal goes, it is the kind of thing I would mention.

Updated electric service and panel, and per whoever the entire house was rewired. I would also hope there are permits or you have a problem. But, the buyers expect electric to work. If it does not, it is worth less, because it needs to be fixed. IOW it does not add much market value. Same with a roof, plumbing, etc. You expect it to work.

I think if it ain't broke or worn out or a hazard, don't fix it.

Size does not matter either. It could be a 10,000 SF house but it's still only 1 unit.

But something like that you would probably not call a unit.

Not much different from the typical useless ESL instructions with diagrams by a 1st grader.

Get a better handy man. It should not be that hard.

Run the sewer cam for sure. Compare prices for trenchless, or your own version of the big dig to replace that iron with ABS.

Sounds like a failure in the buyer due diligence, you should have learned this ahead of time.

But also the same failure on the part of other people involved, that could have saved your biscuits. Legal action is kind of a misnomer, nothing goes fast, not much action. Good luck, I hope it does not bite you too hard.

OK. Try reading the Limiting Conditions and Certifications that are part of every appraisal on a Fannie Form. You will likely learn a thing or 2.

The misconceptions and mis information about what an appraisal is and what the appraiser does are mind blowing to this appraiser. I'm not going to spend time trying to unravel it or teach anyone anything. Happy Holidays all.
