Maybe this is why the claw foot tub is still sitting outside my daughters house for maybe 4 years, not re-installed. LOL.

I have more tools than anyone needs that does not use them for a living.

I accumulated them on an as needed basis. Sears used to be my go to, now it is Harbor Fright. Maybe not the best quality tools, but if you are only using them once in a while.....

Do get decent quality basic tools that you will use over and over.

Screwdrivers, pliers, wrenches, hammer, etc.

You could also look at four plexes to try and find that 3 bedroom unit.

I appraised a couple small 2-4's in Palmdale before. There was such limited rental comp data I ended up using 1 rental from a much larger project. But that was kind of a desperation move for rental comps. For sale comps, you must stick to 2-4, since anything more in different financing, different buyers, different animal.

If you have better comps, that is closer proximity, more recent sale date or lease info dates, and more similar in location, physical characteristics etc, that is what you need to challenge the appraisal. Just throwing out a bunch of data that is not better, won't help. Just because you disagree, or don't like the numbers, that does not matter. Stick with the facts.

Barbara, CA. Neither meets the class A definition as to structure age
(houses 30-120 years old) but meet the other definitions, both areas are
A++. At the same time, Pacoima (part of Los Angeles, is a D/F to me
even though there is new construction everywhere."

Actual Age / Year Built does not necessarily mean much. Those areas are examples. I will cite Beverly Hills in the flats between Santa Monica Bl and Sunset Bl. Most house are 80 - 100 years old, but if this is not an A area, there is no such thing. Last I checked in this little area average SFR prices were around $9Mil.

Oaks are protected here too.

Sidetrack. We have a huge Shamel Ash in the yard. It drops sticks and leaves and seeds and sap and bird residue. Messy, but it shades the house. I would never cut it down unless it was a hazard. Just trimming it would probably cost a couple grand. Let it be wild, I say. And no, I'm not gonna hug it. LOL.
