It sounds like you need time to prepare, moving is tough.

I have not been to Montana, but hear winters are extra cold and snowy.

A short sale means the property is selling below the loan balance.

The bank is not making anything, they are losing money if it is a short sale.

Forget what the bank "needs", get what you need out of the deal or walk.

Isn't there some rule they have to present all offers?

Review your analysis. If you think you are right and your agent is wrong, maybe it is new agent time?

Preferably find a job that relates to your major and area(s) of interest.

How much could you raise the rent based on this 1 thing?

And how long will it take to pay for itself?

Sounds like the granite counters question in another thread to me.

Actually if the typical tenant expects it, you should probably do it to be competitive.

I don't buy the national stats or statewide stats either.

Yuo have to drill down to your local market.

You cannot compare Beverly Hills to Compton or Reseda, or OK City. :rollseyes:

I agree with Angela Smith. You can make good money as an electrician, plumber, HVAC person, etc. Plus you will learn what to look for when inspecting a property.
