I don't consider price per SF to be very meaningful. It includes land value, amenities, and a lot of stuff that is not GLA.

If I agree to pay $1k and they hand me a $3k bill, I am not paying. Period. Full Stop.

I would like a referral to the tree guy who will trim a large tree for $250 though.

I have a quote for $800 for one big Olive, and will get a couple more quotes tomorrow.

I've seen some stuff that looked like wood, sounded more or less like wood when I rapped my knuckes on it, but the owner said it was not wood, it was water proof. He did not remember what it was called, but looking online, maybe it is vinyl.

Anyway, use something that matches or maybe exceeds a bit, the quality of the competish. My $2.

1. Continue renting them out forever.

I don't see a dishwasher as a luxury.

Not an absolute necessity, but washing dishes by hand sucks, if you have tried it.

Clothes washer and dryer. It I am the tenant and there are hookups, why would you care if I bring my own machines? Asuming I tenant am paying the water and power bills. My $2.

If I call my insurance and say my roof has hail damage, I think I'd get a major stink eye.

Not to say it can't happen here, but in 30+ years I have seen nothing bigger than frozen peas.

We carry earthquake insurance though. :>)
