I was that tenant 30+ years ago. Got a job transfer across country, and needed to break the lease.

I forget the exact details, but they cut me some slack. If not I would have moved anyway, and good luck collecting. It would not have been worth the effort to try from several states away, and I had little money at the time.

I  buy nothing from door to door sales people. Zero. Our front door has small window I can open and that makes it east to reject them. No, thanks! Close window.

Don't forget the in progress inspections by Building and Safety, and get it final and Certificate of Occupancy when it is done. Good luck.

The work is interesting. But, it is cyclical, it is a shrinking business, especially on the residential side. I hate to say I would not recommend trying to get into the business. I say trying, because unless you know someone it is very difficult to get started.

I'm a residential appraiser. My comments are re: a normal house, condo, 2-4 unit.

Appraiser is providing an unbiased opinion or estimate of market value for their client, usually the bank. Not you. Unloess you hired them.

Agent has a fiduciary responsiblity to their client, the seller or buyer. Hopefully they do not rep both,  it is or at least can be a conflict of interest.

Building inspector looks at the physical structure. Is it safe, sound secure etc? What repairs may it need now or soon? This is usually for the buyer.

Appraiser, inspector, agent. All different jobs. Don't mind FHA or VA who try to muck up appraisers with inspector work.

Especially when they are that old.

Evict asap, it appears he is a pro and very experienced it seems.

I suspect Seth is right and your numbers will not work.

But pencil them out and see.

Kind of sounds like dating someone in your office.

It might work out great. You might end up losing your job and the relationship.

I would not instantly say no, but be very very careful.

Sounds familiar David. Also, this relative and that relative rented places out to deadbeats and family and it was a nightmare yadda yadda. Good luck with it. Maybe if you can work past the emotional thing.

I believe you do not need a permit for a storage shed under a certain size.

You are probably grandfathered on only 1 parking spot. Usually they require at least 2 covered, but there are lots of exceptions. I assume you are in LA City limits.

There is a ton of info here, including links to building dept records, zoning regs, etc etc. Look up your property and read.
