If it is only 2 years old it should pass inspection just fine.

I have to wonder if that is even a legal dwelling unit. Or is a storage and the tenant stores them self there?

We recently replaced a clothes dryer that was I think from the 1970's. It was harvest gold anyway. I replaced the belt maybe 15 years ago. This time it seemed to be the bearing at the back of the drum. Bought a used one for $100 off Craigslist.

As a motorcycle rider, we say dress for the crash, not the ride. You don't expect to crash and usually don't. But if you do it is good to have full gear, not flip flops and T shirt, to protect from the asphalt. I assume you like your skin and want to keep it. Be alert and watch what is going on, try to predict what others will do to help stay safe and alive.

Protect yourself as best you can, but jump on and ride, have fun. Hope this analogy helps. Go make money.

Anyone have thoughts on the Fayetteville AR area?

I have relatives there and have been about 5 times. It's a lot less expensive than LA, but so are most places.

$10K a month is a nice round number, and more than most people make and are used to living on. My income from appraising varies a lot sometimes. It is a feast or famine business. The months I have been in the $10k ballpark, were months where the money in the bank piled up. We don't spend that much normally. So, imho it's a nice goal and does not sound crazy high to us normal people, like $100k a month might sound.

Side note. I hear that most people that inherit a large sum or win a lottery or whatever, end up blowing it. Back to zero, or square one anyway.

We coughed $800 to have a big old Olive tree trimmed and shaped, it was hanging over the roof. Five guys with chain saws climbed the tree, a couple more on the ground fed branches into the chipper. Took a half day or so. No bucket truck involved, I'm sure those are expensive. We have a couple other trees that are much taller and bigger. Hope I never have to pay to work on those.

I don't now what I would do with $100k or more a month.

$10k would be more than enough, and $5k would be on the lean side.

1 bottle of Mad Dog would last me forever, it would be untouched. Give me some nice Belgian Monks Style Ale. All I need is a pint a day. If I ever get out of here. ;>)
