I just now saw the whole thread......I don't know how I missed it...but yes...@Brian Gibbons  is the real deal. 

Not as attractive as me.....but he's the whole reason I got into this RE stuff..

@Bill Coleman let me try to help here....  

They are approved for an FHA loan... the appraiser said it's worth less than the sales price.

Now you are hosed because that appraisal will "stick" for 6 months....(as far as FHA)

Get these people into a lease option or they can go conventional. 

Conventional doesn't have the 6 month stick rule. 

They need 5% vs 3.5% and need a 660...

In the old days we could pick our appraisers.....now it just goes into a pool like VA has always been....

@Max Mac Phail   I have all the contacts you need, and if you aren't ready to sell then just rent it.  I have a solid property manager about 20 minutes from you.  PM me if I can help. 

I think going to seminars is fine, but to be honest I would only recommend the ones where the person whose name is on the front is doing the speaking.  I'm in the biz of course so I see what others do and it just isn't my style.  

One of the things I see as a coach or mentor is me doing 95% of the work to try to help the student. 

Meanwhile the student just bought another course on mobil homes or something that was going thru town that week. 

I say this:

Get some basic info on the 3-4 areas of RE that appeal to you

Then find the best in the biz to mentor you in that area you zone in on

Then stop researching and listen to the mentor you are paying

That may mean get off forums like BP, as good as they may be.

Then execute as hard as you can

I love the quotes on the thread @Brian Gibbons started about "an average person with a modest routine of self improvement will out perform a disorganized genius ninety-none times out of a hundred"  

Then @Joe McCall (crud!! I can never get his name to pop up!!!) "Ignorance on fire is better than knowledge on ice"  I love that!!!!

As a student I would say ask as few questions unless it's imperative and do what your mentor says. 

Maybe your mentor charges $10k...OK...your mentor will or should teach you to make that in one month!

I have a dear friend that charges $100k to mentor, but he teaches you to make a 7 figure income.

@Candice Gielda   you have one goal right now...get the phone to ring...as my good friend @Joe McCall says....you aren't in the real estate business...you are in the marketing business. 

Market market market....get the phone to ring....

Then you work with what will work based on the situation....
