@Brian Gibbons  good stuff...I was just thinking of this today as I had a dinky little $5k deal that fell apart at the last minute due to the owner's wife moving into the house we were going to wholesale...they apparently have marital issues....then a package deal of 4 houses where the numbers just weren't quite there for us, but I knew other buyers would take it..I know it can be easy to be discouraged...

I think Mohammad Ali said something about  "It's not the mountains in front of you to climb that stop you...but the pebbles in your shoes.."  I could be a bit off on that but that was the essence of it. 

I've learned far more from mistakes I made then the things I did right. and I think people starting off should know the mistakes are a great educator, so don't fear them...

Lease options aren't normally great for condos or townhouses or properties that have very high HOA fees.

From a buyer's perspective they can spend $1500 on a condo per month or $1500 for a nice house...

I will be honest with you.....

The first class I had .......or that I held..had a whopping..wait for it...wait.... 0....yep..ZERO people.

I have since changed things but I can tell you this....

You need a mentor..

Repeat...you need a mentor....

Maybe it's me...maybe it's @Brian Gibbons  I don't know....

But you better have someone...

The biggest mistake I ever made was thinking I was so smart I could do this on my own. 

Connect with someone that can help you.

@Rene Martinez I still do coaching.. Joe and Matt are freaking rockstars!  I was actually trying to connect with Joe today..

I make more $$ doing real estate, so I was about to pull out of coaching a year ago, but when I see what else is out there I realized maybe I'm supposed to hep others learn.

@Rene Martinez  I do wholesaling and lease options of course..you will find that 60% of your leads from calls are not wholesale deals...

They want full price and/or have little equity...HELLO lease options!

I meant to say the Assignment DOESN'T change..

There are many goofy rumors about LO's in TX because the requirements are written into Title 2 CH 5 which also covers contract for deeds.

The 2 main items for LO's are the seller must have fee simple title and if there is a mtg the seller must give the buyer the mtg info, and send an auth  to release to the mtg company, so the buyer can verify the payments are made.
