You will pay for you education...one way or another... I paid mine from experience....experience is the most expensive education by the way...

If I wanted to learn to fly a plane..I wouldn't read a forum or a few books...I'd get a mentor...nuff said...

@Daniel Sisto  SLO's offer good opportunity, but I don't recommend them (or sub-2 for that matter) till you have some experience under the belt.  Having said that, I'd recommend having at least 3-4 months in reserves. 

SLO's are where you can negotiate a lower price/monthly with the seller, then "sublet" the property for a higher price and higher monthly. 

@Brian Gibbons  would also agree that someone needs a bit of cushion and experience before doing a SLO.

I am known for marketing to listed houses...but some people are nervous about that. 

Here are 18 ways to market to sellers...

1) Properties that are FSBO

2) Properties that are FRBO

3) Direct mail to listed houses

4) Direct mail to absentee owners

5) Contact agents to work with you

6) Contact insurance companies to reach out to the clients that have non-owner occupied properties

7) Go to REI meetings and network with other investors/agents

8) Bandit signs

9) Car wrap

10) Web Scraper

11) Pay a referral fee to owners and agents

12) Look for properties that have weeds

13) Contact the city for a list of houses that have had the water turned off in 30 days.

14) Divorce attorneys

15) Contractors

16) VA's to call FSBO and FRBO ads.

17) Hire a Property Spotter ($10 hr and require 5 leads per hour.

Sandwich Lease Options....

Similar to taking a property Sub-2..in the sense that you are singing a contract to make payments on a property...

I did 2 SLO's in 12 years....I only lost about $1200 on one....the other...the worst nightmare I've had in 12 years of RE. 

I'm guessing that one cost me about $10k...

I say this...do NOT do an SLO till you have at least 12 months or 12 LO assignments under the belt IN THAT AREA....

Sub-2 and SLO's are fine, but not for the newbie...IMHO...

Also..@Brian Gibbons  is dead on...if you are going to take a property Sub-2 or as a SLO..you darn sure better have 3-4 months of reserves...

In other words..you better be able to have it sit empty for 3-4 months.

@Max Mac Phail Make sure they go thru an RMLO and you know what is required for finance. 

Also, don't give a rent credit, give a concession.
