I do both. I have eight properties here on Maui, two vacation rentals. The long-term rentals are more hands off. Airbnb requires more attention, constant linen replacement and sometimes dealing with wacky guests. But it does typically pay more unless you find a killer deal on a house. I self-manage and live within 30 minutes of both STR.

you can cancel after this. It's a newly discovered fact that should trigger new seller's disclosure contingency. At least in Hawaii that's how it works

I would be hesitant to go back to someone you just walked away from. No matter what agreement you strike, what makes you think this narcissist will change his behavior? 

There are better clients/opportunities out there.

I did this with my first house, a duplex, which I bought as an investor but ended up living there. 

It's all math in terms of the amount of cash you have vs. savings, how long you intend to hold the home for, etc., and of course you can always refinance later into better terms.

Your lender should be able to provide some insight specific to your situation.

Are you buying the condo? If so, it's the seller's job to evict the tenants if you choose possession upon closing in the purchase contract. Despite the foreclosure moratorium, you can still evict tenants if you're moving in.

Keep it simple: if you want housing, buy a house.

I've recently been outbid by cash buyers in my last three offers, but would I ever propose some sort of limit on such activity, pleading victimhood as a financed buyer? Heck no. 

Embrace the free market, folks. Don't be a hater, nor feel guilty for reaping the fruits of your own hard work.

Anytime the government gets involved and regulates stuff "for our own good," it ends up a stupid, costly, inefficient mess.
