the contract is not binding without consideration, i.e. money. You owe them nothing with no money down

we have a window in our steam shower that we installed for ventilation after steaming. All you need to do is thoroughly waterproof, install some sloping metal at the outer edge so any water that does linger on the sill doesn't rot it. 

please, folks . . . glass blocks are DATED. and hard to clean

typically the water company can tell you if there is a leak based upon usage patterns. Have you contacted them?

I had this happen with a hot water leak beneath the house that jacked both water and electric bills, ultimately had to replumb entire house

I'm confused. Are you qualified for traditional financing but just need the seller to finance the 20% down?

do not get a home warranty. the one time I bought one for a client, at their request, their hot water heater blew and it was not covered. total waste of money. have also had attorney friends review fine print of policies and say the same.

I tried Zelle but with my bank, even though I asked them to raise it, there was a $500 per day limit. Rent is way more than that.

1. In my experience, being on the beach is not worth the premium you pay for it. That is, the additional x% purchase price will not equal the same percentage vacation rental income.

2, Beach erosion is a huge issue, especially in W Maui.

my two vacation rentals are rented long-term presently, but I did recently have a small Gap between tenants in one that got 65% occupancy versus my usual 80%. Hope this helps!

I'm a licensed broker and work for myself. I've never seen the value in hanging my license with another broker, with their rules their fees etc., and in fact have only ever once received a referral from my broker when I was an agent. I guess some folks like the hand-holding or like to work in teams and that works for them. Personally I'm very independent so I like being where the buck stops so to speak, not to mention that early in my career my broker withheld a commission, which I later got back in court but all but $1k of it was eaten up in attorney's fees, so that soured me on the whole broker thing.

Another thing to consider is here in Hawaii, if you have personal rentals, your broker has to hold your deposits and receive rents, which I would never do having seven properties of my own. Check the laws in Kansas. May not matter to you if you don't buy and hold, but something to think about.

I agree with Mike. Both my vacation rentals are on S side, but I really don't think there's any difference return-wise S vs W Maui.
