Hi Brandon, being in an expensive real estate market means a bigger profit on real estate deal than other markets.

You can leverage your knowledge as opposed to your capital to do deals.

I would recommend starting out with a technique(s) that do not require using your own money or credit.

No sense risking either in your learning curve.

Welcome Nick, seems like GA and FL are hubs for investors.

I would suggest getting really good at 1 or 2 investing techniques.

Make twice as much from them as you need to live on.

Then you can look at other areas of investing without getting distracted and falling into the "shiny object syndrome"
