Small Timer in So Cal Getting Started

I'm interested to hear how some of you got your start in real estate in very expensive real estate markets. I live in Southern California. I have a duplex that I occupy half and rent the other half. I'm interested to branch out a bit more in real estate, but I'm wondering what are good options for folks without too much capital. I've got time to invest, but coming up with another 20% down payment for a property to rent or flip is a ways off. What can I do to continue to expand my experience in the industry while I build up my savings to buy my next property? Thanks!
