Any in Stockton by any chance?

Listen to his podcast at the beginning of the day and you will be taking actions and doing things than just checking Facebook at work. The guy make you get off your butt and take actions and to me, thats HUGE

I always wonder, why would a buyer go under contract without any deposits? 

If i want to sell my house, i will sit and negotiate with you, you make an offer but i will never sign anything until i get some sort of deposit.

Do you work with Foreign investors willing to come up with decent Downpayments?

Hello @Debra R. i am a out of country investor looking into markets between san francisco & sacramento... mostly interested in multi family.... I am also working with some lenders on a very unique situation (foreigner getting loan). The interests are high and LTVs are low as expected but it is what it is.

Grasshopper is by far the best 800 number service i have used if you are trying to make yourself look like a very professionally manage company.

Here is what it will come down to:

You are basically borrowing $2375 (the money you held for future investments) at a rate of 12.63% (if $300 a year).

Now, if you don't have good savings and some one offered you loan at 12.63% you wouldn't mind taking it as you can do alot with that money but think of it from a typical borrower. If some one is getting any mortgage at 5% or below, why would they want any portion of your money at 12% or so. Hence, PMIs are bad for most of the people out there

Plus, the low down payments (10% or below) will effect it even more.

Just my 2 cents

To me personally, i don't mind borrowing at a much higher rate, as long as i can generate better ROI than Interest on that investment.

A good friend of my best friend started working for this hedge fund company and his job is to basically pick up any property he can get his hands on in Stockton, with value between 100k to half mil... going to see him soon and try to get more information... Would love to ask any questions if you guys have any?

Currently in stockton, saw a house at Country Club blvd and might look more into that. In town for couple of weeks, would love to meet fellow members
