As a west coast native myself, I can definitely relate to the reasons you mentioned for wanting to invest remotely. I personally started investing in Indianapolis lN back in 2019 when we still lived in Oregon. Since then, we’ve moved to Indy to focus full time on growing our own portfolio while also helping other investors. I’m a licensed Realtor and own a property management company here so I’d be glad to help you any way I can in this market, or more generally if you have questions about my experience as an out of state investor.

Depending on what youre assigning the contract for, I may be interested. I do flips and BRRRRs in Eugene.

I don't know if they manage large multi-fam but I used Full House Property Management for my single family rentals in Eugene and was very happy with them. Jennings Property Management was pretty good to work with as well.

I’m interested to learn more about the requirements, if any, to become a private lending broker. I am an investor who has done 10 deals now. Many of them have been with private money lenders. I continuously refer people in my network to these lenders as well, so I am interested in possibly supplementing my investment income by brokering some of these loans. I don’t have a mortgage background but have done enough deals myself to understand the process and believe I can offer a higher level of customer service to my clients than I’ve experienced myself. Any thoughts or experience is much appreciated. I couldn’t find many recent threads on this topic.

@Audra Luther I just did this exact thing last month. My single rental was performing reasonably well here at home, and had gained quite a bit in value. That’s great for equity but not so great when the rest of the market is too high to afford a second one.

So I sold it. Took the proceeds and reinvested in another market with affordable inventory that also cash flows well. I used a 1031 exchange to avoid capital gains and was able to purchase 5 BRRRR properties with those funds. I used my 1031 for a down payment, and funded the balance with a hard money loan.

@Moses Villarama I listened to plenty of podcasts to figure out what to look for in a market, narrowed it down to a few cities and eventually chose Indianapolis because I happen to visit periodically for work and felt a little more comfortable knowing I could see the properties every now and then.

From there I found some like minded out of state investors through the BP forums and eventually joined some Facebook groups where I’ve become networked with dozens of people doing exactly what I’m doing in that specific market. It’s been really valuable to have people I can learn from and share stories with who know the market and have resources to share with the group. Much easier than trying to build everything up on my own.

Welcome! I live in Eugene and have invested in both flips and rentals here. I agree with Thomas that the market is very high right now and that Oregon rental laws are discouraging for landlords. For that reason, I sold my rentals here and am reinvesting in the Midwest where I can get better cash flow, low cost of entry and much friendlier business/landlord laws.

I suppose it depends on your goals. My priority is cash flow right now so I would probably sell if I was losing money each month. Eugene and Redmond have both seen good appreciation in recent years but I don’t necessarily expect that rate of growth to continue so I’d be tempted to sell while the market is still hot.
