I think we are just concerned about the extra time and effort it will take, since we both still have W2 jobs and a young child.

Post: Duplex outside Indianapolis - Ridiculously high heating bill

Unfortunately we've had a very cold winter here, with temps holding below freezing for weeks at a time so many of us are seeing high heating bills in general. Electric heat can be very expensive in the winter so I would always encourage landlords to have tenants pay utilities so they have some incentive to conserve. If you have wall thermostats in the home you can also consider putting in a thermostat which limits the temperature the heat can be set.

Hi LaShon, 

I do recommend an LLC to hold your investment property(s), especially if you have significant personal assets. They don't have to be complicated or expensive to set up but can help limit your exposure and shield other assets in the event someone wants to come after that. You might look into forming your LLC in a state like Wyoming or Nevada where you have an ability to maintain anonymity as well.
