Hi Ashley. 

Jared Shore with Mamba Mortgage is a good option for DSCR loans and can close quickly through several different lenders.

Scott Trilling with IU Credit Union is also a great resource and may be able to offer better rates than traditional DSCR lenders, depending on your situation.

Congrats on clearing that first hurdle in the process. I'm a former OOS Investor investing in the Indianapolis market. I relocated here from Oregon a few years ago to grow our portfolio and help other investors. I'm a licensed agent, own a property management company and have a great network of contractors we work with so feel free to reach out if you'd like to chat more about this market.
*I also know of a cool property you might consider here. Recently rehabbed larger home in a great location downtown with a separate carriage house apartment over the 3 car detached garage. Not a traditional multi-family property but might be worth considering.

I chose Indianapolis for exactly the reasons you described. Over the past few years I've been pleasantly surprised by the appreciation also, though that was not the goal. I would suggest you consider how easily you'll be able to assemble a team to work in whichever city you choose. I've learned through experience that the "boots on the ground" will make or break your profitability. I began investing as a remote investor on the west coast and have since relocated to Indy to focus on building our portfolio and helping other investors so feel free to reach out if you'd like more info!

Over the past 4 years, I've had success with flips, BRRRRs, short-term rentals, SF and small/mid-size multi-family properties. Lots of opportunity here, just depends on your strategy and goals.
