Hi Diana, 

My first OOS investment properties were purchased sight unseen using trusted resources in the area so it's definitely possible. I built my team through networking on places like BP forums and FB groups.

I have since moved to Indianapolis from the west coast to continue to grow my portfolio here and have expanded my business to include support for other OOS investors who need the same support I did when I was remote. As a realtor, project/property manager, STR host and general contractor, we'd be glad to help any way we can if you're interested in the Indy market!

If you're looking to invest in the Indianapolis area, I have an 8-unit property that I'm open to selling. Renovated in 2023, annual gross rents $144k + utilities. Happy to discuss if you're interested!

I agree with the notes above but will also caution you to make sure you're very conservative in your underwriting for the multi-family properties with more square footage. My experience with the smaller multi-family units has been that more occupants = more wear and tear on your property so the turnover costs are often higher than SFH. Sometimes it can take longer to place a *qualified* tenant into these properties as well so your vacancy can be a bit higher.
