I'm not very well versed on USDA loans, so I thought I'd throw out this idea. @Dawn Brenengen could you purchase a multi-family property, live in a unit and vacation rental the other(s) on a USDA loan? Just trying to throw out some creative ideas for you @Eldon Hongo . Might not work depending on where you want to live and such.

Couple of questions for you, I'm just looking into the area. How's the seasonality of the lake? What is high/low season? Does the property have any amenities like a pool/hot tub, putting green etc?

I agree to finding your system and copy/paste. I can fill a unit in 2 hours online by buying the same tried and true over and over. As for finding local gems, talk to interior designers in the area. They all know of the warehouse gems that are open weird hours but have amazing stock for cheap!

As a fellow transplant, I totally get it. Multifamily's cap rate is pretty low in SLC right now but real estate is BOOMING here. My husband and I also ski, hike and climb. If you'd like to meet up, let me know. We are all about the creative acquisitions.

Never have, never will. Most come with their own and it saves you time and money to not install. If it's a higher-end home I will put in an expensive fridge. One of those big double open ones.

Love the chatter, we have a duplex in Orem. Little tid bit, if you can get rentals close to UVU they are amazing! UVU is the fastest growing university in Utah and it is BOOMING. Rental rates in Provo/Orem for smaller places are currently surpassing SLC.
