@Savon Moniz you will always know the market you are in better than any other market. Also there are deals everywhere. If people say it is difficult on Utah but you make it in Utah, then you are that much better.

We are in Utah, we are making it work. We quit the 9-5. You can too. I am always open to helping others.

There's nothing wrong with leasing each unit to an LLC long term and have the leasing contract to the LLC allow the LLC to do short term rentals under it's lease. Also a good way to keep as much of the rental income as possible classified as passive income rather than active income for tax reasons.

Purchase contracts in Utah state what happens and who owns those bookings for the property after it is sold sometimes they can survive closing, you should check that. You can list on both sites without owning the property yet to try and get early bookings or bookings quicker. Good SEO and listing strategies will also help you book your listing.

Utah is the prettiest state in America. The people are kind and genuine. The government is honest. The market is strong. One of the most diverse economies. The short term rental market is opportunistic. I love Utah.

My favorite is using a pricing software. I use pricelabs.co they have ways to restrict lengths of books and well as price for demand. The fee they charge always pays for itself. A discount for them is on home-havens.com if you are interested in them.
