Wow, thanks for sharing. I try to keep up on all the lawsuits as we do a ton of VR but I don't have any properties in Portland. Great info!

@Ryan Mertens Don't rule out Zions yet, I'd talk to somebody there before making your final decision. We've had origination offers lower since we also have additional HELOCs with them. Pentagon federal credit union does them, America First Credit union and Golden West did investment property HELOCs for a while, but might have since switched to owner-occupied only, you'd have to call and ask. TD bank does them all over the US and often has good rates, but they, unfortunately, don't do them in UT. I'm a little out of date on what's available right now, but hopefully, that gives you some people to call and banks to google.

There’s a million ways to get into real estate. I really valued my time in the corporate world in Utah. Learned a ton that has translated well to real estate investing which I now do full time. I ended up quitting after replacing income because I needed (wanted) more time off.

Utilize your w2 if you get one. Think about house hacking or getting a first position heloc on a property.

@Joe Davis what you're looking for is a version of a master lease. It's common in the commercial real estate world, but a master lease would give you the ability to sublease and conduct business (make money) off of the property you are leasing. In my experience is most commonly structured as you stated, first and last with a deposit. I would check with a real estate attorney within your state as the structure of the document might vary by state. I'm not a contract expert. I would also consider outsourcing the management as it is time-consuming and usually requires API's, pricing tools etc to list on multiple platforms smoothly. Feel free to reach out with any questions I run a STR management company, focus on the west right now though so I couldn't help with your units but I'm an open book.

@Ryan York I can't speak for the keys specifically but you might look into it further by calling the county. Frequently, vacation rental rules differ if the residence is "owner occupied" remember depending on the state "owner occupied" can be as little as 2 weeks out of the year. Sounds like you could definitely prove you lived there for 2 weeks out of the year. Again, you'd need to look into the Flordia law specifically. It gets a bit hairy that you are occupying the same unit that you're short term renting but I have seen it approved in multifamily. If nothing more maybe there are a few more ideas for you.
