 Thoughtful answer! Thanks. I'll get Dave Meyer's book to have on hand as well. Give it a read, and see if it starts at basics. I've thought about just having a case of Set for Life that I hand to first time investors or those just starting out in real estate. Primary or investing. 

I normally invite locals to the meetups. But sometimes that isn't an option. So I just wanted a list to recommend and have on hand. Appreciate it!

If you had to introduce someone to real estate investing, which book or podcast number would you start them at? I've been listening to Bigger Pockets for years, read tons of books, watched countless webinars and videos, and I forget that this is a new concept to people sometimes. I've changed apps, so I don't have my favorite episodes saved anymore. Let me know your thoughts.

@Carolina Vazquez there's a meetup north of The Woodlands on the 3rd Thursday of every month. It's a relaxed atmosphere that's purely networking. If it's in your vicinity, check them out.

I second Goosehead insurance. They are an insurance broker and will shop everything for you. If you need a rep, let me know. I've use them for my investments and personal home.

I am budgeting for next year and want to start prospecting direct to sellers for investors. This could include owners of distressed properties, and high & low equity homeowners, foreclosures, and multi-family units. If you were in the Conroe or The Woodlands, TX area, what strategy are you looking for most? If I were to connect you with off-market deals, what types of properties would you be most interested in going into next year? I'm looking at Sub-To strategies, owner financing, flips, and BRRRs. However, the scope is too broad and want to really focus my efforts. I also know that there is a need for high end flips in my area - which is easier to obtain, harder to get end-buyers. I'd love to hear from the community what you'd like to see from an agent.

I just acquired a property Subject To. We plan to owner finance it out. We must carry insurance to satisfy the lender requirements. We plan to lower the coverage and premiums. But with the new owners, they won't have the deed to the house yet until they refinance. If something happens that needs a claim, who picks up the tab? The new owners won't be able to get an insurance policy, and they can't get renters insurance because there's no lease. How do you handle insurance in this case?
