@Don Konipol I attend an in-person networking event every month. I see that you're in The Woodlands. There's a Bigger Pockets meetup in Conroe. All different levels of experience and all walk of life come to it. Never know who you're going to meet. Also, it's a casual meetup. Not a formally sponsored event and no guest speaker or anything. Truly one to just network. I find that face to face networking events are more fun than online. Some folks bring deals to share with the group. I listen and share those contacts with my clients all the time.

I've just called and asked the title company for deed restrictions. As long as you have a good and willing contact at a title company, they usually help.

@Mehdi Aharchaou I help folks talk through the local market, like The Woodlands, and what to expect when investing here. I personally like The Woodlands. Low taxes, no HOA - though it acts like an HOA, and has higher appreciation than surrounding towns. You will find single family homes and townhomes there, no multi-family- though some close. Lots of flips happen in The Woodlands, and lots of demand. Rents can often be more than other areas due to its popularity, amenities, schools, etc. Feel free to reach out if you want to discuss.

Speaking for the Houston area. You won't find huge appreciation in a year or two. It'll be slow and steady. Rental market is strong here. Finding a cash flowing multi-family property in year 1 will be a challenge. You will have more luck in a surrounding area for cash flow. There's a chance you can force some appreciation by fixing up the property, raising rents, and refinancing later on. But again, this is the long game.

What part of Houston are you looking? I help people talk through different strategies all the time and come up with a plan. I like the idea of arbitrage. Have you thought of hosting medium term rentals since you are already in the field of traveling nurses? Also, what about attending local Bigger Pocket meetups for some advice? There's always something to learn from your peers too.

Since I live and work in Montgomery County, and not knowing the exact location, but the 2/10 school rating doesn't look very good. I would at least stay to the West side of 1-45. If that helps your decision. You're in this for the long haul, and year 1 doesn't always cash flow. Look at long term appreciation and where the growth is happening. Hope that helps too.
