Can I ask you what you mean by Private Lender campaign? I also have Mailchimp and was literally working on asking my investor database if they would be interested in being PMLs and periodically sending it.

Unless your all cash (no HML or PML), the 70% rule minus rehab is still my go-to rule of thumb. If you're cash, you have more flexibility. All in all, everything I analyze from wholesalers, independent and large, are only giving about a $20,000 profit. And that's not enough and the risk is too high at that margin for starter homes. We are sourcing our own deals at this point to get a better advantage.

@Sam Epperson We are also focusing on distressed sellers and focusing our efforts there. We approach them saying that they have options. We buy, we can sell off market, or we can sell it traditionally. Either way, we are there to help. "What other Realtor can offer you these kinds of solutions?" 

Winning their trust and saying that you're licensed and follow a code of ethics, unlike investors and others that may want to buy your home directly (they don't know the terms wholesalers). I have past examples of people I've helped in all cases. 

And like agents do, farming an area for a few months is important. Skip trace and call/email them too.

Thanks! I will try the buffering. But they are fairly deep scratches. Looks intentional but can't prove it.

Is there anything you can do about the scratch marks made all over a stainless steel stove? Functionally it works.. but dang. Deposit will take all of other damages left.

I'd also recommend making up a few situations that you might encounter and role play using the list of question you want to find out. Record yourself too for feedback. The more you practice, the more authentic you'll start to sound. Though we may come from a helpful place, we still get nervous talking to strangers, door knocking, or cold calling. Starting out is rocky, but authenticity goes a long way. Though I've had a lot of doors shut and people hanging up from cold calls, it's helped refine the way I approach people. More questions, more authenticity, the more your confidence builds too. Get your reps in. You'll mess up from time to time anyways. 

Script Advice: if don't know what to say, ask questions. Compliment, give something of value, and don't talk about yourself. Smile. Eye contact.

I am also interested in this. As I spoke to an expert who invests all over the US in sober living, he told me the best way was to find treatment centers nearby the area you want to invest. See if there are outpatient services and if they need a property to use. From there, it was suggested to ask what they would rent the property for so you already know upfront before an offer is made on the property. 

A master lease to the organization structured with an annual escalation clause and a term limit - like up to 5 years - was a recommended way to get a contract. 

Look into Rooted - they are sent properties all the time. You can get on their list for buyers and see one pre-analyzed for you.

@Randy Ivey I'd start with running some numbers and figure out if what you're expecting in rental income is going to result in cashflow. Will you be financing it? What is your goal with a property? I'm from Conroe, help people of all sorts in the area analyze properties. Let me know if you need some help in that regard.
