Welcome! I just moved here from Maryland and I too am trying to get to know the market. When I lived in Maryland one thing I did was on the weekends I would go to every open house...It really helped me know the market. I would hang out and talk to the Realtor at the open house, they usually seemed very happy to have someone to talk to, especially if things were slow. After a while I could tell if something was a good deal or not. I also spend time on the home selling sites looking at homes on the site and checking out days on the market...if they have been on the market for a very long time I usually assume that they are perhaps over priced. I look at recently sold also to see what things are selling for in different neighborhoods. If you have a realtor, go out looking and pick his/her brain, a good one will be able to tell you if something is a good deal or not. In Aiken I used Vikki Crossland and she is great. You want a Realtor that is from the area and has been in business for awhile, that way they know the market. I also have signed up on Linda Limehouses sight to get notifications of new homes on the market every day and I peruse those daily, helps me get a handle on what things are going for. I look at one and then I look at the others that are in the neighborhood and see if one outshines the rest...like does one have hardwoods while all the others have carpet.
