I am new to Aiken and luckily I found a great contractor, but he has told me about the shady contractors also,  it is very real.  Welcome to BP!

Hi Ashlyn,

Welcome! I just moved here from Maryland and I too am trying to get to know the market. When I lived in Maryland one thing I did was on the weekends I would go to every open house...It really helped me know the market. I would hang out and talk to the Realtor at the open house, they usually seemed very happy to have someone to talk to, especially if things were slow. After a while I could tell if something was a good deal or not. I also spend time on the home selling sites looking at homes on the site and checking out days on the market...if they have been on the market for a very long time I usually assume that they are perhaps over priced. I look at recently sold also to see what things are selling for in different neighborhoods. If you have a realtor, go out looking and pick his/her brain, a good one will be able to tell you if something is a good deal or not. In Aiken I used Vikki Crossland and she is great. You want a Realtor that is from the area and has been in business for awhile, that way they know the market. I also have signed up on Linda Limehouses sight to get notifications of new homes on the market every day and I peruse those daily, helps me get a handle on what things are going for. I look at one and then I look at the others that are in the neighborhood and see if one outshines the rest...like does one have hardwoods while all the others have carpet.

We are new to South Carolina and have been thinking of buying a beach house to use for personal use and a rental. We looked at a fixer up at Folly last year but were not ready to buy.We were there in July and the place was hopping, it seems to be a popular surfing spot. From my limited research the rental properties do well there. We are also looking a little further South at Tybee Island where things are more affordable. We live in Aiken SC and are going to take our time and do some research. This summer we are going to be visiting several of the beaches.

Welcome! We just moved to Aiken from Maryland. The podcasts are a great resource for learning. I listen to them while doing chores, cooking and driving. I have learned so much!

Hello,

We have recently bought a 2br home in Aiken SC which has an attic that we would like to insulate, add hardwood flooring and drywall along with adding a 3/4 bath. There is good access via an existing staircase.  Does anyone know of  someone in Aiken that they could recommend?

Hi Dan!

Aiken is one of my key word alerts, we are moving there( closing on August 3rd) Moving from Maryland. Enjoyed your post! This year I dealt with 3 different Realtors, one in Aiken, to buy,one in Maryland to sell and one in Canada ( settling my moms estate, selling her rental and her primary home) Very interesting to see how different realtors from different areas work. I too am considering getting my Realtors license, for personal use and investment. We may try and get to the meetup in Greenville if we are settled.
