Hi Alvaro,

I would love to meet for coffee, however I now live in South Carolina! But if I come back into town I will let you know! I think the place you plan on investing depends on your budget. If you can swing it, Clarksville, Columbia, Dayton, West Friendship, Ellicott City, Glenelg, Glenwood, all have great schools and are very popular places to live. If you could find a fixer upper and if you are handy you would do well. If your budget does not allow for those places you might look at Savage, North Laurel, Elkridge, Sykesville. After that, perhaps Baltimore on the other side of Ellicott City, (close to historic Ellicott City) or perhaps Catonsville. Greg Kinnear is a great Real Estate Agent if you need one! I live in Aiken and I agree with what others have brought up. The first thing that was a red flag to me was that this property had been on the market for over a year...if it was a good deal I would think that some savvy investor would have scooped it up. And the As Is was also worrysome. It is as others have noted pretty far out of town. My husband and I are just getting started in investing, but we are focusing our attention elsewhere, not really in Aiken. We bought a condo in Lynchburg Va and will most likely buy another one there this year...we want to rent to Liberty University students. Liberty is a Christian University, and not a party place at all, so that is one of the reasons we are focusing there. And Liberty is growing every year, so the need for off campus housing is pretty strong. We also are going to start looking at Grovetown GA which is near Fort Gordon military base and there  is some growth going on around there and some pretty affordable houses for sale. Good luck with your endeavors! I wish I had started when I was 18! I am 58 now! Better late than never!

Looks like a great purchase to me! We bought our first investment property last year a  condo in Lynchburg that we rent to a young professional and we are hoping to buy another one this year. Both my daughters live in Lynchburg. We are focusing on renting to Liberty students.

We are moving back to MD next year....I have been looking online at the new development in North Laurel, Elkrige, Jessup. I am very excited to hear about the schools being built. I lived in Howard County for 20 years and I generally living liked Western Howard County, but with the growth at Fort Meade these areas will be sought after because of the proximity. I think the potential for appreciation will be pretty good!
