Charleston Vacation Rental Question

Hey guys, I'm new to the forums but I had a question I thought you all might be able to answer. I have a friend/investor that is interested in a vacation rental in Charleston. I don't know anything about the market and not much about vacation rentals either tbh. Basically he has said I could have the profits if I manage it for him. So I'm curious....is the "return on my headache" worth it? I've heard mixed results about VR's.  Any places to look down there? Places to stay away from? He isn't set on one place just a "beach house." Doesn't necessarily have to be on the beach but definitely close to it.  Thoughts on vacation rentals down there?

I have a classmate who owns Two on Folly Beach.    They stay rented however they do not cash flow positive.  It is a buy and hold for him and he hopes the payday will come in near future when he sells.  .  In the mean time, he has another place to vacation with his family on the side.
