Hey, 

You'll have to check with the city that issued the voucher. The policy here in MO, is to get a letter with the tenants signature of approval (that they agree and want to stay with the proposed rent increase) that needs to be submitted to the housing authority, 60 days prior to the lease expiring. They approve or deny your request, if it's market rate, you should get approved. If the tenant doesn't agree, you can try and give a 60 day notice to vacate, but that also must be submitted to the housing authority. It's helpful if you know the tenants case worker.

Hi Jamaal, 

I used Real Estate Express for my MO Broker's license. I think I got it at $150 deal of the day. However, I got through it and REALLY studied my state real estate commission rules, regs and laws. It's not much different than the Salesperson courses/exams, other than problem solving skills and nothing online teaches you that. You should definitely give it a try, good luck!

 There's tons of houses and a High School even "above" 24 highway. This information that you've been given isn't correct :)

HIPAA has absolutely zero to do with this lol. HIPAA prevents medical professionals from giving out your information to 3rd parties. It has nothing to do with a 3rd party requiring it from an individual.

OP has great rental opportunities! The biggest thing you want to watch out for is HOA rules, as many condo's don't allow investors/rentals per the covenants.

CE Shop is a very good course! I've used a few and found this to be the best with studying options.
