I've used both and while they say it's guaranteed payment, the tenants have to stay in the program to get that paid. If they don't they're removed from the program and left to pay rent on their own. The tenant I had with CSL caused $10,000 in damage in 3 months (I found the psychology of this interesting despite the damage to the home) and CSL didn't and wouldn't help at all. I will never be using them again. Save Inc is a bit better but both are a risk.

There's a Section 8 facebook group that I post in often. Also, if you're a landlord with Section 8, you can advertise on Bob.ai.

 That seems a little long but depending on the judge, jurisdiction etc it’s not unheard of. There’s plenty of tenants rights groups here that are coaching tenants on what to do and how to extend this. I would think you’re coming to an end soon.

Make sure your leases expire in spring/summer. Anything I have right now, will be offered an 18 month lease, to get us out of this season.

Why do you want him out? How do you know they have no intention of leaving? I often raise rents to market rate without rehab on long term tenants. They usually don't want to move and will pay market rent. Does the lease automatically renew, if notice isn't given? In MO you'd need to give a 30 day NTV, as the lease transfers to you on a m-m, if he's still in the home at closing.
