Thank you @Terry Campbell and @Chris Martin I have spoken to my designated broker at my office as well, and am working on getting a feasibility survey done so we can answer all the things you mentioned.

Hey BP! I hope I can reach all the greater Seattle folks with this question. I'm a real estate agent and I'm working on my first commercial deal. I have a partner whose looking to purchase land for a self storage facility in an area that has growing residential neighborhoods and no storage. Ive got a couple different properties in mind, both are on the main road going through town so I know there's high traffic. I know I'll need to talk to the planning/developer for the city. However it goes with the saying you don't know what you don't know. So I'm hoping that the BP community could help me with what kind of questions or bits of info do I need to know to help my client with this investment? Thank you everyone!

Hey Everybody! I was wondering what everyones criteria was for Flips and for multifamily properties?. As I'm writing this one thing i should probably mention is I'm not looking for turnkey properties. As of right now I've been using the following:

Assessed valued value 50-200k

-30-70% Equity

-vacant or owned 4+ years

-absentee owner in or out of state

-Excludes Trust/ Corp Owned.

Hey i have a property I'm wanting to put an offer on, its not on the market yet. Its about 3.5 acres of land that has a couple residential houses, and a couple of mobile homes on it. However it no longer zoned residential but Employment Center (EC). I have no info on wether they are receiving rents but  they're are occupied so I'm assuming there is. Im just wondering if the fact that it is no longer zoned residential help justify a lower offer or does the fact that it "may receive rents" still allow for a strong price? Thank you everyone and if i missed any info that would be relevant let me know and ill add it in. Appreciate the feedback BP!

Hey BP! Ive been trying to dabble in the game for a bit now, but most of what i was looking at was on the MLS but given that I'm in the greater seattle area, you can imagine the deals are still hot. However i was doing some driving for dollars and came across a triplex that was boarded up, everything i could hope for in securing a no competition deal haha. To my dismay realized it was no longer zoned residential but Employment Center (EC). on the upper hand found out that the lot it sat on is 3acres bigger than i thought it was. turns out the small dead street is its driveway and there 2 residential houses and a couple of mobile homes on it. Im in process of talking to the trustees assistant about how they're currently looking for liens on it. I didn't hear back about the liens specifically but she did tell me that they are moving forward with the sell of the property, and that they will be appointing an agent to sell it. Now I'm a licensed agent and I'm looking to wholesale this deal. Im just looking for negotiating tips or ways to help secure this deal, so that i may use those funds to get into what i really want which is multifamily BRRRR.

Yeah the property i was referring to got locked up shortly after i started the thread. it was on the MLS so as you can imagine i probably wasn't prepared to submit an offer anyway given i didn't have a team set up yet. haha but I'm trying to get better. Ive actually got a property that I've personally been watching out for as its still in the process of being put on the market. Which i will probably make a new post about to ask for BP help on it. Thank you everyone for their feedback. and i hope i can make it to your event @James Marszalek in January.
