Trustee Advice on my first deal.

Hey BP! Ive been trying to dabble in the game for a bit now, but most of what i was looking at was on the MLS but given that I'm in the greater seattle area, you can imagine the deals are still hot. However i was doing some driving for dollars and came across a triplex that was boarded up, everything i could hope for in securing a no competition deal haha. To my dismay realized it was no longer zoned residential but Employment Center (EC). on the upper hand found out that the lot it sat on is 3acres bigger than i thought it was. turns out the small dead street is its driveway and there 2 residential houses and a couple of mobile homes on it. Im in process of talking to the trustees assistant about how they're currently looking for liens on it. I didn't hear back about the liens specifically but she did tell me that they are moving forward with the sell of the property, and that they will be appointing an agent to sell it. Now I'm a licensed agent and I'm looking to wholesale this deal. Im just looking for negotiating tips or ways to help secure this deal, so that i may use those funds to get into what i really want which is multifamily BRRRR.
