The only reason why i said 0% down was because i wanted to use my capital for capital expenditures. The rents dont seem to be high enough for the mortgage that it is. I believe i will probably have to look into a duplex thats a lot more affordable, but thanks for the thread, ill check it out!

Iv listened to the podcast and read some forums so i guess im missing something somewhere. How does the house Hacking work? I have a specific place in mind. I know we calculate for PITI, Repairs, Vacancy. even Property Management (even if im doing it myself.) So doing the numbers it only makes sense if im renting out all three units. If i live there myself, ill more than likely still be paying for a fair share of expenses? Is that part of house hacking? Its for 325k (triplex) and the rents are 700 1bd x2, 800-2bd. Also im trying for 0% down. (I have capital for closing costs or other small expenses). Thanks for the replies.

I know im not supposed to get attached to a property but i am. Mostly because its multi-unit. Its near my school, Its near my work. Its in a GREAT location next to Many wonderful fine dining and amenities. So i really want to make this work, any feedback please!

So ive got enough cash saved up (at least to cover a 3%FHA 203kloan) I want to house hack, but i feel like without 20% down there is no cashflow, and i couldnt pay 20% for it to be an investment property. Im hoping to get a tri-4plex (hopefully start with cashflow of 200-300 for the other units). and be able to manage it easier given my full time job.( which is in property management). Thanks for your thoughts!

i think with a management position, you might have better luck than i did, especially with the degree in finance, but i just got a position as leasing agent. In charge of finding prospects to become residents. Im hoping to move up into management to start the real learning. but its a entry level position.

Thank you for your feedback, I wasnt ezactly planning on doing both at the same time, just that i had both those options ready to go in terms of direction. I dont think i would be able to qualify by myself to just buy the house. Like i said i dont really have any private funding. I wouldnt take on a deal unless we were all in confirmation of the plan. Id like the idea of just renting out and house hacking. At the moment im looking more to "work/invest" by rehabbing to make larger profits so that i can buy SFR. As to the Zillow thing it was theoretical, i would definitely consult and experienced realtor about ARV/comps/ and the market (large pool of buyers). I own both of the Jscott books and have finished them. Ive been reading real estate books since i was 17 so iv been studying for a long time now, and i am ready to get my feet in the water. Thank you so much for you advice :)
