Welcome Jesse,

One of the simplest ways is to google "(city) property management" and look at the companies that show up in the Google local listings. Here you can see reviews, check out their websites, or contact them. 

Make sure to ask about their vacancy rates, lease up fees, and maintenance methods.

As others suggested, looking into the requirements in your state is important. As far as the running of the business, one of the biggest things for us has been the right software. Buildium is what we use and it helps keep things simple. It automates all reporting and keeps track of all finances. It has lots of tools that make operating the business smooth.

I am in the process of growing a new property management business and am working on building a credible/trusting image and reputation to help speed this growth. I feel that when people hire someone to manage their rental property, cost is not the ultimate influence. I feel that the companies with the best reputations are the ones that will be successful over the long run. Obviously, the best way to do this is to provide clients with great service and they will end up referring you and giving you reviews. I am experimenting with different things in our advertising and website to see if we get more calls/inquiries. Property Management site and ideas

Wondering what your recommendations are from experience with different trust/credibility building methods in advertising and marketing your business? (Ex. Written client reviews, client video reviews, videos/photos of employees)

@Alex Franks Thank you for the info. Yeah, that does seem like a lot of people for 150 properties. I hope to be able to manage about 50-75 by myself and then bring someone else on to train and have them take over those. I will then basically start again and try to build another 50-75 and then bring another person on to handle those, and continue doing that until hopefully growing to a few hundred units.

@Craig Garrow I use Buildium software. I am sure that the others like appfolio are great as well. I like buildium because they seem to constantly be taking user feedback and making improvements. For instance, they just added a mobile app for property inspections that syncs up to the software, and they are currently working on making all leases and lease signing done online with E-sign.
