@Alex Franks You said that you had to shut down the business because it was not profitable, do you mind sharing more info on the scale of your business and how many employees you had? Would appreciate any info you have for me regarding any lessons you learned or things you would do different. I was going to PM you but thought maybe it would be good for others to hear as well if you had an answer to my question.

@Dennis Cuocci I have enjoyed it thus far. As I said in the main post, my business is still small (25 units) and I am able to comfortably handle all aspects of the business (accounting, marketing, operating) due to some great property management software which simplifies payments, accounting, leasing, and advertising. I have not had any issues with sub contracting yet but I have not had many problems to deal with. That might come down the road but as of right now it has been smooth sailing with decent growth pace that I feel comfortable with (I usually gain about 1-2 properties per week). Hope this helps!

@Craig Garrow Awesome! Thanks for the tips. I just scheduled two appointments to drop by some sales brokerages and let them know what I can offer. I think this is a key part of my growth strategy that I was missing.

@Craig Garrow good point! Luckily, in my situation, we are only a management brokerage. I guess I could use that as a selling point to sales agents? I Really like this idea. How have you gone about creating awareness with your local agents? Were they people you already knew? Or how did you start establishing those connections?

@Craig Garrow I actually had two referrals from agents this week. It had not been something I had thought much about. Do you offer an incentive to agents? And how do you go about letting agents know you want referrals? Thanks in advance.

Thanks for the advice Jerry. I like the idea about small repairs and improvement ideas. I will throw that on the list.

@Kameron Ballentine Thank you for the invite. Great to see others from Utah reaching out on the site. Am I welcome as a property manager? I am an investor myself as well, with two rental properties. Would love to get to know other investors and people in the industry.

Hello all,

I have recently started a property management business, and I have created some social media profiles to spread the word and educate and inform. Our main goal with the social media is to inform the public (potential investors) with helpful information that landlords or property owners would find beneficial. I am wondering if any of you have suggestions for topics to write about or videos to make that can be shared to teach and inform.

Thanks in advance,
