New Member from Utah
Hi - I do not own ANY real estate yet, but hopefully will soon. I am interested in purchasing student condos around university area around Provo, UT.
Since I don't have any cash saved yet, I am thinking the best entry point is investing 401k money in real estate...
I am trying to decide whether to invest the $140,000 401k money into a self-directed IRA and get a non-recourse loan...or just pull it all out, pay 10% fee and taxes, and be free to get conventional financing...
Big decisions!

Hi Erin. I live here in Provo. I don't know much about student housing, but I do know that there is money to be made there if you know what you're doing. As a student, I have spent many busy days looking for a place to rent (for a married couple). There sure is a lot of demand in the fall and winter semesters.
With 140k you could get quite a few properties if you finance it right. I would read Brandon Turners book on investing with no money down to see how you can best leverage your money.
