I invest on the eastside of Cleveland.  I love to here how the west side is the place to be.  Creates more opportunity for me.  Plenty of great cash flowing deals.  Inner ring suburbs, Collinwood, Buckeye, many other areas and the dreaded Slavic village, where I have many.  Opportunity everywhere you just have know what to do with.  PM your Duplexes or what ever else you may.

Call the bandit signs around town and tell them to be on there wholesale list.  The more contacts you have the more deals you will find.  Once in a while I will wholesale a deal but I usually fix rent flip.

The numbers are about right, except taxes seem a bit low. I have a couple dozen single family homes in Maple Hts.  Its a great investment in my opinion. I rent to mostly section 8, my rent range is 875-1000 per month  3-4 bedroom homes.  The homes are mostly 1950's bungalows that are very easy to repair and usually costs are manageable, even a new roof will only run you about 4k.  The city inspections are a bit aggravating but a minor hurdle.

I have many properties in Cleveland that are considered "D" areas and having been doing very well for a long time with Section 8 tenants who many have been with me over 10 years.  It's all about the property management, take care of your tenant they will take care of you.  Works for me.
