I specialize in section 8 rentals in the Cleveland, Ohio area. The easiest, lowest maintenance, and the lowest turn over rate in the rental biz are 2 bedroom single family homes rented out to section 8 tenants. Every section 8 tenant wants a single famly home and when it comes to a 2 bedroom it is usually in a multi family unit. Most investors over look this great opportunity. If you are looking for long term cash flow you may want to look at the possibility. Once a section 8 tenant finds a 2 bed single they tend to stay for a long time (3,4 5 years or more). I have several 2 bedroom singles and speak from experience.

goes into effect next month. any work on a property where the paint or varnished wood work will be disturbed will need a lead certified contractor on site. Sectiion 8 is coming down hard on units with children 6 and under when this goes into effect

95% of my properties are section 8. In my area Cleveland,ohio I feel it is the way to go. You get good tenants and bad tenants either way. If you have a bad tenant at least your rent in there every month and you can choose not to renew the lease after one year. Like the previous poster said, Sec8 tenants have more to lose than straght rent payers, if they don't pay their bills as agreed in the contract or trash the place they can be proposed for termination. That means no more free ride.

I have sold property to an Italian investor and my insurance agent provided them with a policy. The property is a single fam with a section 8 tenant also
