@Adam Hyder, I'm looking at a house in Fl. with aluminum wire myself. I found out that it has aluminum wire about an hour ago so I'm just getting started. What have you found for options and pricing in your market?

@Bryan Quintanilla I've been thinking about trying to market directly to owners, and not just of expired listings. I've considered making a list from the properties I found while driving for dollars and reaching out from there but right now that list is still on the small side.

@Ahmauri Nowlin I will.

@Carrick Young I hadn't seen that one yet. I'll be out that way this after noon. I'll check it out.

@Colin Reid As nice as it would be to be able to filter out properties without driving quite so much I do enjoy that time in the car sometimes. I'll get an audio book or a podcast going and window shop the neighborhood. I really do need to define a process for it though.

Thanks for the replies everyone!

Back in January I was given an opportunity to move to Jacksonville for work and arrived in town just in time to start work in March. Part of my plan in moving here was to buy a townhome, SFR or small multi-family property to live in that I could turn into a rental property at a later date. Since then, I have decided that I would like to focus on duplexes. The way homes are selling right now I would be surprised to see what I'm looking for on the MLS so my question then is: How can I find more duplexes? I've spent quite a bit of time driving around Jacksonville looking at different neighborhoods so I have been out there, but besides driving-for-dollars what other methods could I employee to locate the properties I'm looking for so I'm not just driving around hoping to find what I'm looking for?

I've spent a lot of time driving around Jacksonville in the past few months trying to figure out the neighborhoods for pretty much the same reason.

What do you all think for area from Orange Park to Argyle and out to Oakleaf. The schools in Oakleaf seem to be a little better than Argyle, though still not great. That area seems to me to be a bit more family friendly and still not far from NAS Jax. Why don't I see it pop up on the forums much as being a good area for rentals.

Thanks Gary!

It looks like I might be moving to Jacksonville Fl. If I do, its going to happen within 30 days or so. I’d like to find a place to house-hack/live-in burrrr, but I know nothing about Jacksonville. I was thinking I’d start out by renting a room somewhere until I can figure out where I want to be.

In the meantime, however, I’m looking for realtors, lenders that knows rehab loans and wholesalers.

If you know anyone that might be able to help me out or would like to share some wisdom with me regarding Jacksonville, I would appreciate it greatly.

I'm currently in California but I plan on traveling to Florida sometime in the next week or so to check things out. I think I saw that the Jacksonville REIA is meeting on the 16th. Is that true? If so, I’ll try to drop in.

Thanks!

Sorry to dig up such an old thread but I'm looking at a property that has two modular homes on it and I’d like to clarify.

@Vernon Miller You said, "These will be appraised just like site built sfh" is that to say that these would be valued just like a SFH, or similar duplex in this case? The ones I'm looking at are roughly 15 years old and will need at least carpet and paint but I haven't been inside yet to evaluate further. If these need some rehab is that also more or less like SFH?

I have been able to locate a property here in San Diego county that I want to do some homework on. All I know about the property is what I can see from the street: The fence is falling over, the yard has not been maintained, the pool is a swamp, there are several garbage cans in the driveway, and a toilet in the yard. The neighbor seemed happy to talk about the house and gave me all this: "It's an eye sore" "The husband passed away a while back and the wife isn't (or wasn't) healthy." "It doesn't look like anyone's living there." "Only see people taking out trash." "The city is coming out to clean the pool." "If its not already in probate it probably will be soon."

I kinda felt like a vulture as I was looking at the property but I realize this is what I'm looking for.

Now what?

What would your next steps be?

Post: I need help with a sales pitch

Ok team Bigger Pockets, I need your help! I have just signed myself up for the Make-A-Wish Trail Blaze Challenge and I need your help with the sales pitch I’m going to use to get donations. I was thinking about using the angle of charitable donations and tax deductions but I have NO idea about how to approach that. My primary audience in electrical contractors (I work for an electrical wholesale supply in San Diego county) but I would like to be able to give any business owner or individual an elevator pitch of how they can make a charitable donation benefit them. Obviously, the donations are tax deductible but is there a way to present this as a win/win scenario where the donation actually benefits the person or entity making the donation?

The Trailblaze Challenge is a fundraiser for the Make-A-Wish Foundation. Our individual “goals” are to raise at least $2,500 by the end of May but I want to 10x that! If you can provide any input that might be able to help me raise more money, I would greatly appreciate it.

Thanks!

Mike
