Jacksonville, FL neighborhood questions

Hi — This is my first post and I’d love to pick the brains of all the Jacksonville, Florida REIs.

I'm considering investing in one or two SFH, MFH or condo/townhouses in the JAX area.

I saw another forum member posting this grading framework for neighborhoods:

A - Most desirable areas. Usually good schools, very low crime. 

B - Good area. Very desirable but not the highest price points in the city. Lower end B would tend to be the nicest working-class neighborhoods. 

C - Solidly working class. Still safe generally speaking but more of a mix of lower and higher crime. 

D - Places I don't plan to spend a lot of time in.


If you’re familiar with any of these areas, could you tell me how you’d grade them? And, any spots you particularly like and why? Any duds?

St. Nicholas

East Arlington

Springfield

Argyle Forest

Cedar Hills

Based on my opinion- have been up and down most, but Jacksonville is very funny with some of these...Some streets are great, and then you go over a block and it is a wreck...I tell people it is hard to invest without driving the area and really getting a feel. I would rank these like this but being able to move either way just a tad- from C+ to B- and vice versa 

Murray Hill (B) ---the closer you get to i-10 the more it is a C 

Avondale (A)

Riverside (A)

San Marco (A)

Southbank---mainly commercial buildings

St. Nicholas (B-)

East Arlington(C+)

Springfield (C+)

Argyle Forest (B-)

Cedar Hills (C+)
