At our ARV we will be the 2nd cheapest house sold in the neighborhood and the lowest price by $30,000 for actives and pending properties in the neighborhood. The biggest difference between this house and the comps is flooring and the master bathroom finish out!

This property is located in one of Dallas's best neighborhood! This house is structurally and mechanically in great condition. The property will need a full cosmetic update throughout the entire home to garner top dollar in the neighborhood. Most fully renovated properties with updates in this subdivision are selling within 7 days on average of 217 a sqft and higher . Completely renovating the kitchen and baths will help achieve a high dollar return on this investment.

We have more bells and whistles than the comps so we could sell for higher than quoted ARV. The rehab is very simple pretty much all cosmetics. There is plenty in the budget to make this one very nice!

Structurally, the house seems to be in great condition with all the major components in good shape. Has a really big garage. The $45k rehab estimate will be going to paint, floor, kitchen, bathrooms, light fixtures and miscellaneous.

Fire Damaged McKinney House with Prosper ISD. The Tucker Hill Subdivision is brand new with great amenities including a large pool. The fire was mostly contained in the second story of the house. The roof and the majority of the siding has been damaged. This property has a large budget to bring it back to its former glory. Call me for more info!
