Great 3/2/2 rental property in Arlington. The roof and foundation will be fixed on this house prior to closing. Home should rent for around $1,200 a month. The $5,000 in rehab is for misc. items to be fixed after foundation is repaired. The house is pretty much rent ready as it sits right now.

Super easy rehab in a great neighborhood! Very low days on market for resale. Our house is great shape and already looks like the sold comps as-is. The $8k will be to dress up the kitchen and master bathroom to make us look even better than the comps. I believe this house could be sold as-is right now for $240-250k, if you listed on the MLS. Kessler Park area property. I have an appraisal that indicates value by the Sales comparison Approach of $250,000 once updated to the grade of the houses in the area. This property has had some demo work started and needs to be finished off and put back together. The biggest obstacle in this rehab is going to be fixing the foundation. We have a foundation bid from Lima Foundation at $12,580. This property does have a upstairs attic that has been made available to capture square footage and is not included in the current 1800 sqft measurement. This could be a great bonus space if desired. RISD! Canyon Creek Country Club Subdivision! House is located on the entry of culdesac with no through traffic. Nice and secluded. Foundation was just fixed (I have paper work and warranty) and I have a bid for just under $50k from GC. This is a great flip opportunity in an awesome neighborhood. This house does back up to the train tracks (with some space in between) but the train is quiet and is not allowed to toot its horn. I did some research from actual people in the neighborhood (from city-data.com) and they verified that the train does not disturb them. Please call me for more info.

This property is a vacant lot in Forest Hills Estates Subdivision. Our property backs to a decommissioned rail road tracks that the city plans to turn into jogging trails. All the comps in the packet are newer builds with similar lot size. The ARV and rehab is based on building a 3,500 SQFT there is obviously the ability to build a larger home since new builds are selling around $230sqft and most builder are around $120sqft.
